New Building Consent Exemptions in NZ - What Does it Mean?

From 31 August 2020, new building consent exemptions have been added to the Building Act in New Zealand. This means that property owners are no longer required to get building consents for new or expanded types of low-risk building work, like sleep-outs, sheds, carports and garages.

This is great news for Kiwis who would like to undertake some DIY work, or upgrade their property with building work as it will save them time and money whilst the Councils can focus on higher-risk building work. Essentially these changes have enabled people to perform building work on a larger scale without the need for building consents.

What are the New NZ Building Consent Exemptions and What do they Mean?

The Building Act outlines the following new consent exemptions in summary as follows (please check the Building Act for exact rules and limitations):

  • Single-storey detached buildings (including sleepouts, sheds, greenhouses and other similar structures), with a maximum floor area of 30 square metres
  • Carports up to 40 square metres
  • Ground-floor awnings up to 30 square metres
  • Ground-floor verandas and porches up to 30 square metres
  • Single-storey pole sheds and hay barns in rural zones up to 110 square metres
