A question that often comes up, is “What is Thermally Broken Aluminium?”

It’s essentially all in the name. When a window or door frame is made up on aluminiuim, the metal acts  as a conductor to allow cold air and moisture to travel from the outside to of the house, to the inside.

The thermal break in the frame, made by inserting a polyamide strip, reduces outside temperatures from being transferred through the framing, resulting in warmer temperatures. Once the joinery is installed, you can’t see the difference between the frame types, but you can certainly feel it!

There’s a lot to know when it comes to windows and doors. The list below is designed to help understand our frequently used terms.

Anodised: 'Anodised aluminium' has been chemically and electrically treated to provide excellent surface protection.
Awning window: This window is hung from the top, and opens out from the bottom.
Bay window: This is a window that has 3 straight sections, usually 2 sides and 1 front, which projects outwards from the house. The sides are not at 90 degrees to the front.
Bi-fold door or window: A door or window where the panels slide and ‘fold’ against each other to create a wide opening.
Box window: A window that protrudes from the house in a box shape (i.e the sides are at right angles to the main window pane). Excellent for creating warmth and light.
Casement window: These windows open outwards and are hung at the sides.
Double Hung window: This is where the two windows (one on top, one below) slide past each other. A pivot sash lets you tilt each window to clean both sides of it. Great for apartments or smaller spaces.
Fixed Window: This is a pane of glass retained in a frame that can not be opened.
Flashings These are folded or extruded materials (usually aluminium) which are fitted between the framing of the house and the frames of your windows.
French Doors: A pair of doors, closing together, which usually open outwards on to a deck or patio.
Jamb: The vertical piece at the side of a window or door frame.
Mullion Any vertical piece that appears within a window. Required to allow a sash to be fitted to a larger window, or breakup the size of a window into smaller panes.
Powder coating: This process applies a paint finish to the aluminium in the form of a powder, which is then baked on to the product. It allows for a wide range of colours.
Rail:  The horizontal edge in a sash or glazed door.
Raking window: A window with one or more of its sides sloping (e.g a triangular window)
Sash window:  The opening unit of a window frame
Sidelight: A glazed panel at the side of a hinged door. Sometimes the sidelight can also be opened.
Transom bar: A horizontal piece that appears within the frame of a window or door.
Vision rail: A horizontal piece fitted approximately halfway up a glazed door.

From 31 August 2020, new building consent exemptions have been added to the Building Act in New Zealand. This means that property owners are no longer required to get building consents for new or expanded types of low-risk building work, like sleep-outs, sheds, carports and garages.

This is great news for Kiwis who would like to undertake some DIY work, or upgrade their property with building work as it will save them time and money whilst the Councils can focus on higher-risk building work. Essentially these changes have enabled people to perform building work on a larger scale without the need for building consents.

What are the New NZ Building Consent Exemptions and What do they Mean?

The Building Act outlines the following new consent exemptions in summary as follows (please check the Building Act for exact rules and limitations):

  • Single-storey detached buildings (including sleepouts, sheds, greenhouses and other similar structures), with a maximum floor area of 30 square metres
  • Carports up to 40 square metres
  • Ground-floor awnings up to 30 square metres
  • Ground-floor verandas and porches up to 30 square metres
  • Single-storey pole sheds and hay barns in rural zones up to 110 square metres

Often during winter, we crank up the heat and keep all the windows closed. This reduces ventilation and circulation of the air throughout the home. When the inside of a home is warm but the outside of the house remains cool by the cold outside air, the inside humidified air will cool down when it makes contact with any cold surface, such as a window. This process of the inside warm air making contact with cold surfaces is the reason for condensation, which can lead to the presence of damp throughout the home if left untreated.

Damp transforms into mould and rust, problems that are related to a number of allergies and asthma. You can also increase your chances of potential bed bugs and mites as they thrive in these conditions. The dryer the air the easier it is to heat and you’ll see fewer problems associated with damp.

What are the main causes of condensation?

There are many causes that make condensation happen, but some of the more common reasons are:

  • The difference in temperature is the biggest player. If the temperature outside is a lot colder to the temperature inside, this causes surfaces to damp (condensation).
  • Cooking, washing as well as other household activities produce more moisture and so you’ll often find the kitchen and bathroom will have more condensation build up in comparison to other rooms.
  • If your windows are single glazed, the cool temperatures on the outside of the windows transfer easily to the inside and condensation occurs rapidly.

How to reduce condensation in the home?

There are things you can do to prevent condensation in your home.

  • Double-glazing is a good place to start. Double-glazing traps air between two sheets of glass, which creates an insulating barrier. As a result, condensation is greatly reduced, creating a warmer, drier, healthier home
  • Leave doors open throughout the home to promote air circulation and to prevent high humidity levels building up in one room.
  • Open a window when doing the washing, drying and after showering until the air returns to a normal temperature, and use an exhaust fan where possible.
  • On cold days, keep the heating on all day but set to a low temperature, even when you’re not home. This will help keep a consistent temperature and avoid condensation build up.
  • When cooking use covers over pans and always use the extractor hood.
  • Opening windows will improve the ventilation of the whole house which will help drop the moisture level even further.

To allow more light into a room as well as combine indoor and outdoor spaces, homeowners look to improve their homes by installing patio doors. Patio doors come in an array of different sizes, styles, and materials that it can get quite overwhelming when trying to choose the right option.

In this article, we discuss the difference between french doors and sliding doors. There are a number of considerations when installing either option, as although there are many benefits to both designs, each one also comes with a few constraints.

French Doors

French doors are traditionally hinged double doors which commonly open outwards. When these doors are open you have full access to the width of the opening into which they’re installed and have a good ease of access.

As the doors open fully, they also allow good ventilation and with the panels being operable, you can open let in as much or as little breeze as you’d like.

However, whilst french doors have a good ease of access and ventilation there are a few restrictions. Firstly, the doors usually have wider panels which result in less glass viewing space, and secondly, with a swinging door you could be limited to where you put your outdoor furniture as it may get in the way; not ideal for small gardens.

The hinges on french doors tend to have problems over time due to the weight placed on them and may eventually require some sort of service. If not taken care of, then you may get trouble operating the doors.

Sliding Doors

Sliding doors are also easy to operate because the entire weight of the sliding panel is supported by the track and requires no more than a gentle push to move them.

With a parallel track, rather than being on a hinge, sliding doors require almost no space to be fully opened and are more weather friendly as you get less of the swinging effect if it’s a bit breezy outside.

However, the constraint you have with sliding doors is that you may only be able to open 50% of the space at any one time, as when the doors are open they are still partly blocking the opening space you have.
